We have a minimum investment amount of £1,000, and a maximum of one half of the funding target per investor. This is to protect all the minority investors by preventing any one investor having a majority share in one property. We also want to encourage our investors to diversify their investments by investing across a number of properties.

The investment period is clearly displayed alongside the property information and may vary from property to property. The average investment period for our properties is three years. You can also check the ownership timeline of any of your investments in your Property Portfolio.

Each Piggyback property is owned 100 per cent by an individual holding company. When you invest your money, it’s paid into the specific company holding your chosen property. The company then issues shares to you in proportion to your investment amount. This means that you and your fellow property funders own the property outright.

There is no third party debt in the properties, and you are not paying in debt. This means that in the unfortunate and unlikely event that Piggyback were to become insolvent, your investment in the property will be unaffected because you have direct ownership of the property via your shares.

We source our properties carefully. Our criteria includes a minimum projected yield of 7 per cent (before fees and costs) in areas with strong rental demand, and a solid capital growth outlook. We also look for evidence of infrastructure investment in the area and undervalued, off-market properties so that our investors can benefit not only from potential rental returns but also have the prospect of capital growth upon sale. We want our investors to feel confident in their property choice every time they invest, as such, we provide easy access to our most up-to-date research and due diligence online.

Our primary property investments are completely funded by our investors. We do not use any bank or other third party financing, which means that our investors together own 100 per cent of the property. There is no mortgage and no risk of negative equity, nor payments to be made to debt providers if tenants cannot be found.

Crowdfunding is regulated by the Financial Conduct Authority. As such, Piggyback Property is subject to the rules and regulations provided by them, and we must be approved to provide investment services. The regulations set out are extensive, covering everything from how we promote our investments to where we can hold your money. Whilst we don’t provide investment advice, we aim to offer simplicity and transparency, aiming to enable our community to make smart, informed decisions about their portfolios.

At Piggyback, we encourage our investors to choose a property with an investment period that is right for them from the start. We aim to offer varying investment timelines to cater for the different needs and risk profiles of investors thereby aiming to ensure that there is a property investment that is right for you as an individual.

Property is an illiquid asset, which means that it cannot easily be sold or exchanged for cash at short notice. Accordingly, property can be a good investment for medium to long term savings and returns. However, we do know that life can sometimes change unexpectedly and you may need to dispose of your investment prior to the end of the original term. In this case, because there is no independent secondary market for the shares you own, we can assist you in trying to find a buyer for your shares, or you can sell them independently. The sale of your shares is contingent upon finding a willing buyer at the desired price.

All the information you need about your property investments can be found in your online Property Portfolio which can be accessed at any time. There you can see the rental dividends due and those that have been paid for each property you own. Rental dividends are paid into your account each month. At the end of the investment period, once the property is sold, any capital gain will be paid into your designated account in the same way.

On completion of your investment, you will receive shares in the company which owns your property. These shares are held on your behalf by Piggyback Property Nominee Limited. All of your investments can be tracked in your Property Portfolio where you can view individual information about your specific investment and the returns thereon.

Whilst each property is listed with a stated investment term, precisely when and on what terms a property is sold is down to the participating investors. This is done through an online voting process and allows investors to take into account the prevailing market conditions at the time of a proposed sale.
Prior to the expiry of the term, we will provide investors with a Sales Information Pack for the property, including a recommended sales price based on comparative sales in the area and appraisals from local agents. Investors can then vote to sell in accordance with the recommended price, or retain the property for a further year.

Yes, you can invest through a company. Please do get in touch and we can advise further on completing your verification procedures and your investment.

If you are the sole shareholder in the company, you may register in your own name to complete our identity verification procedures in advance.

Our partnership with Global Custodial Services ensures that your money is protected prior to completion. Your investment amount is held in a secure client account, prior to completion on the property, in accordance with the rules of the Financial Conduct Authority (FCA). Should completion not occur for any reason, your money will be fully refunded.

GCS is authorised and regulated by the FCA and holds part IV permissions under the FSMA 2000, Registration number 595875. GCS are recognised by the FCA as a medium-sized CASS firm. All investor funds are subject to Customer Due Diligence and Anti-Money Laundering checks, and are held in a segregated client account in the name of Global Custodial Services re: Piggyback Property. This means that all investor funds held with GCS are ring fenced and are protected against insolvency risk.

Any initial works required are factored into the Acquisition Cost of the property. The Acquisition Cost also includes a contribution to a Contingency Fund which covers any further works which may be necessary during the lifetime of the investment. This means that your rental return should not be affected by any minor repairs. In the unlikely event that the Contingency Fund cannot cover the full cost of the works, Piggyback will arrange for a loan to fund the repairs which will be reimbursed through any future rental income or sale of the property.

We expect general wear and tear during tenancies, so these are factored into your projected returns. Our tenants also pay a deposit as part of their Tenancy Agreement. Should serious damage occur then this would be deducted from the tenants’ deposit. We also have insurance in place to cover unforeseen circumstances.

We take care of all the tax that must be paid by the Property Holding Company, from stamp duty to corporation tax. However, you may be liable for personal taxes on the returns you receive. The tax treatment depends on the individual circumstances of each client and may be subject to change in future. Unfortunately, we can’t provide you with any specific advice about tax and direct you to HM Revenues & Customs and advise that you seek independent tax advice.

We are happy to accept investors from anywhere in the world, except (sadly) we are unable to accept United States tax payers for compliance reasons.

We charge an Acquisition Fee of 5 per cent which covers the costs we incur in researching, sourcing, and structuring the investments for you. We also charge a Success Fee of 18 per cent on any capital gain you make on the property on sale. We only get this fee if you make a profit on sale, so our interests are aligned with yours.

We manage all our properties in-house and charge a 10 per cent Management Fee (plus VAT) on the rent received and deduct this on a monthly basis.
Piggyback is committed to transparency with all costs and charges. All of our fees are included in our calculations, so the projected returns you see on our site have already had all fees and costs deducted. The predicted returns are shown net of all fees and costs to you.

Each property has information about the area, individual property and its returns and the investment period, together with why we believe it is a good investment. We also provide an independent RICS (Royal Institute of Chartered Surveyors) valuation and all the legal documents which can be downloaded on the site. Based upon this information, you are able to pick a property investment that is right for you.

We use an independent RICS (Royal Institute of Chartered Surveyors) qualified surveyor to value all our properties prior to purchase. You can view the survey as part of the legal pack produced for each property and downloadable from our site.

Risks

All investments involve risk, including the total loss of the capital involved. Property investments include some specific risks detailed below.

1. Loss of Capital Investment

Property prices can go down as well as up and different property types or those in different areas may be more or less susceptible to reduced or negative growth. By investing in property, there is a risk that you may not get back what you put in if property prices fall. You should not invest more money through the platform than you can afford to lose without altering your standard of living. Investment on Piggyback Property is not covered by the Financial Services Compensation Scheme.

2. Illiquidity

Any investment you make through the platform will be highly illiquid. There is no active secondary market for the shares of the investee company. This means that you are unlikely to be able to sell your shares until and unless the investee company is sold or the property is sold at the end of the investment term.

3. Rarity of Dividends

If a property receives rent this will be paid to the investors as a dividend net of any fees, costs and expenses. However, should a property not produce rent, or the rent be insufficient to cover the costs and expenses of operating the property, no dividends will be paid and you will be unlikely to see any return on your investment until the property is sold.

4. Diversification

Investing in property and unlisted shares should only be done as part of a diversified portfolio. This means that you should invest relatively small amounts in multiple businesses rather than a lot in one or two businesses. It also means that you should invest only a small proportion of your investable capital in startups as an asset class, with the majority of your investable capital invested in safer, more liquid assets.

5. Tax

You will be responsible for the payment of your own tax which may include capital gains and/or income tax. We do not provide tax advice and you should seek independent tax advice before investing if you are unsure of your position. It is still your responsibility to ensure that your tax return is correct and is filed by the deadline and any tax owing is paid on time. If you are unsure how this investment will effect your tax status you must seek professional advice before you invest. Each company you invest in will be liable for, and pay, corporation tax and any returns you receive will be paid to you net of any corporation tax due.

6. Past Performance

The value of property may go down as well as up and you may not get back the full amount you invested. You should not consider investing unless you can afford a total loss of your investment. Past performance is not a reliable indicator of future results.
